Most lenders will happily include all of these forms of income when assessing how much mortgage you can afford. However, unlike your basic salary not all lenders will necessarily accept the total amount. Some lenders will look at using all of the income, others might use a percentage of it.

How do I evidence my additional income?

For additional income sources such as regular bonuses, overtime and commission payments most lenders will accept 50%, some will accept 75% and a few will accept 100% upon receipt of documentary evidence or a letter from your employer.

Some lenders may also want to see evidence of a regular track record of payments before taking any additional income into account. This evidence can be provided through payslips, bank statements and employment contract, were often asked how many payslips you need for a mortgage and its usually the last 3 months but some lenders may ask for longer.

Most lenders will also accept allowances written into your employment contract and include 100% of the amount when conducting their affordability assessment.

A lender will likely want to see a copy of your contract in order to clarify the amounts which have been declared. In the case of a housing allowance, some lenders may want to see that the allowance is permanent rather than for a specific term.

    What Is Principal And Interest

    The principal is the loan amount that you borrowed and the interest is the additional money that you owe to the lender that accrues over time and is a percentage of your initial loan. Fixed-rate mortgages will have the same total principal and interest amount each month, but the actual numbers for each change as you pay off the loan. This is known as amortization. You start by paying a higher percentage of interest than principal. Gradually, youll pay more and more principal and less interest.     Once youve calculated the total principal and interest expense on your mortgage, factoring in closing costs or fees will be straightforward. Since closing costs are paid in full when you close on the loan, you can simply add them to your overall loan cost without using any long formulas. Some examples of upfront closing costs include the following:

    When the real estate market is hot, its common for the Australian Prudential Regulation Authority to require banks to increase this borrowing buffer for investors.

    For example, for a $150,000 interest loan at 4.5% per annum, your actual repayments are $6,750 a year or $562.50 a month.

    Under tighter serviceability rules, your bank may assess your borrowing power at principal and interest at 7.50% or even higher.

    So on that same loan amount, you would need to show a sufficient income to debt ratio to afford $11,250 per annum or $937.50 per month.

    What Does ‘ltv’ Mean

    The deals you’re offered when applying for a mortgage will usually be affected by the loan-to-value ratio or ‘LTV’ – ie the percentage of the price that you’re borrowing compared to how much you’re putting in yourself.

    This means that if you have a 10% deposit, your LTV will be 90% as your mortgage will need to cover 90% of the property price. With a 15% deposit, your LTV will be 85%, and so on.

    Lenders will set a maximum LTV for each deal they offer – for example, a particular interest rate may only be available to those with an LTV of 75% or below.

    In general, the lower your LTV , the lower the mortgage rate, and the cheaper the overall deal.
